There is no difference between this site and any other real estate site. What the public needs is the buying price the seller had paid (from the public records).

The only site I can recommend people to use is Realtor.com . And if your thinking of valuing your home, contact 3 local real estate agents.

What a joke. Truila only has a fraction of the listings in a given market. No serious home shopper will use Truila. I really don’t like the interface either. It’s way, way to slow and cumbersome.
And, yes, Truila is a pimp. Taking Realtor’s listings then selling ads back to those same Realtors is so, ahm, realtor.com. This is the reason why no smart Realtors are agreeing to give Trulia their listings. Think you hate realtor.com as a broker/agent, imagine how much you will hate Truila when they add FSBO’s, as they have indicated they will do here:

The age of the listing should be included. Trulia to be more honest about this. I was tracking a house that I actually made an offer to buy. Trulia said it was listed for 175 days, or something like that. All of a sudden, it just says “>30 days”.
In reality, the house has now been listed over 6 months! It’s obviously going nowhere at the asking price. Although the revelation of “shelf life” is certainly going to motivate buyers to reduce their offers, that would be an improvement over no offers at all. Meanwhile, if anyone thought the house was worth the asking price, it would be gone.
Revealing the age of a listing would motivate sellers to get the price right the first time. On top of the expense of sitting on an unsold house, the added revelation of listing age would cause more sellers to close deals earlier, and attract [admittedly low] offers to the holdout sellers who are going to have to do something sooner or later. The market would operate more efficiently to the benefit of all.
I actually bought a house near the one I mentioned above. Due to the declining market, I paid slightly less than the previous owners who bought it 3 years ago. Amazingly, Trulia showed the listing when the house was on the market, but now reveals nothing more than the original owner’s purchase in 2003. Zillow has accurate data on the recent purchase. Other houses recently sold in the same neighborhood by the same real estate agency are shown accurately on both Trulia and Zillow. Somehow, Trulia missed mine. Online public records in this area are EASY to obtain; I had no problem doing all of the research via the county auditor and recorder website. Hmmmm…

hi - i am looking for a new place to live -
either a condo - coop or townhouse in the westchester county, putnam county area in new york state
i am willing to spend approximately $200,000 on the unit
i would prefer a 2 bedroom and at least 1 and a hlaf bath ( if possible)
if not 1 bedroom with an are for a little office - thanks you for your help - this site was referred to me by a friend

This is a great idea and will help both the Realtors and buyers. Nothing worse than a buyer at the closing table feeling buyer’s remorse.
