<p>The Future of Real Estate Marketing blog is a very special place for me. When I was getting my feet wet in this industry, FOREM was one of my go-to daily reads. The content that <a href="http://twitter.com/jburslem" target="_blank">Joel Burslem</a> created was no where to be found in 2006, 2007, and 2008 &#8211; back when people were saying, &#8220;Facebook &#8211; what is that?&#8221; When I came on board with <a href="http://inman.com" target="_blank">Inman News</a> in November of 2009 and was asked by <a href="http://twitter.com/bradinman" target="_blank">Brad Inman</a>, founder and publisher of Inman News to take over managing editing duties and become the primary writer for FOREM, I was honored, excited, and a little nervous.</p>
<p>I knew I had big shoes to fill, and had several conversations with Joel about why FOREM had the success and audience it did. A big part of it was the content &#8211; offering a fresh eye, talking about what was new and exciting and also looking at other industries to see the parallels to the real estate technology space. The other part of FOREM&#8217;s success was Joel&#8217;s personality. Anyone who knows Joel knows that he is a great guy &#8211; down to earth, super smart, and one of the nicest people you&#8217;ll meet.</p>
<p>So for the first couple of months, I tried to be like Joel and what I quickly realized, and any blogger reading this can relate, is that I needed to find my own voice. It wasn&#8217;t soon after January 2010 that I really found my rhythm. I started writing about things that I knew real estate agents wanted to know more about and things I was passionate about. I talked a lot about Facebook and Twitter &#8211; do&#8217;s and don&#8217;ts, getting started, and taking it to the next level. We also talked a lot about mobile technology &#8211; especially with the iPhone and the iPad. It&#8217;s hard to remember a time before those two devices!</p>
<p>In the fall of 2010, I started to bring in some fantastic guest bloggers to talk about technologies they were working on or to offer another point of view. Over the course of 2010 and now 2011, our readership grew and grew. I&#8217;m very proud to say that we increased our RSS readership ten-fold &#8211; literally growing from a couple thousand RSS subscribers to now almost 12K and quadrupling our number of page views. We also won the coveted &#8220;Best Blog Award&#8221; from <a href="http://www.naree.org/" target="_blank">NAREE</a> (National Association of Real Estate Editors) this year &#8211; taking home the second place award &#8211; competing with blogs like the New York Times and Wall Street Journal real estate blogs. I say all this not to pat myself on the back, but to really give credit to you &#8211; our readers. It is our readers and our devoted audience who have helped form and grow FOREM; and through your feedback, comments and sharing &#8211; have made FOREM what it is today.</p>
<p><strong>So what is next?</strong></p>
<p>I think there is a huge opportunity to take FOREM to the next level and offer a larger variety of content, have more contributors, and reach a broader audience. I am excited to announce the official launch on Monday 7/11/11 of <a href="http://next.inman.com/" target="_blank">Inman Next</a>, produced by Inman News. <a href="http://next.inman.com/" target="_blank">Inman Next</a> will be a place for real estate agents to learn about the latest tips and tools in social media, mobile, tech &amp; gadgets and events. FOREM will play a big part in Inman Next.</p>

<p>You will be able to find all of the content from FOREM on Inman Next &#8211; it will all be marked &#8220;Future of Real Estate Marketing.&#8221; Going forward, you will continue to see longer form posts and more in-depth articles marked as &#8220;Future of Real Estate Marketing&#8221; articles on Inman Next. I am collaborating with Chris Smith, co-founder of Tech Savvy Agent and now Chief Evangelist with Inman News to launch this exciting new channel. In addition to Chris and I, we have a fantastic <a href="http://www.inman.com/news/2011/07/8/whats-next-inmannext" target="_blank">list of contributors</a> who will be submitting posts regularly to Inman Next.</p>

<p><a href="http://itunes.apple.com/us/app/zapd/id426955081?mt=8" target="_blank">Zapd </a>(a new service from Seattle-based Pressplane) is a free app and is available from the Apple App store. Snap some photos, pick a theme, add a little text and then voila! Your site is done. Zapd reminds me a lot of Posterous and Tumblr, but the biggest difference is that you can create the entire site from your iPhone. Once a site is published you can share it directly to Twitter or Facebook or via email. Every website created with Zapd is optimized for smartphones and tablets.</p>
<p>I&#8217;ve been chatting with Pressplane CEO and founder Kelly Smith for a few weeks now about this new application and personally, I think Zapd is an awesome application for real estate agents.</p>
<p><strong>Here are some ideas on how to use real estate agents could use Zapd:</strong></p>
<ol>
<li>Property websites</li>
<li>Neighborhood websites (photos of types of homes, schools, parks, restaurants)</li>
<li>Buyers tour (i.e. &#8220;10 great homes to check out&#8221; &#8211; great if you are previewing a number of homes for a client)</li>
<li>Landscaping ideas</li>
<li>Home improvement ideas</li>
<li>Before and After (for staging)</li>
<li>Educational events and conferences (a quick and easy way to share photos)</li>
</ol>

<li><span style="font-weight: normal;"><strong>To preserve communication exchanged with clients. </strong>It is imperative that a real estate agent be able to have an accurate communication record, and in this day and age, that means more than just saving emails. Studies show that the Gen Y and the Millennial generation <a href="http://www.zdnet.com/blog/igeneration/generation-y-email-is-unfashionable-and-outdated/2561" target="_blank">use email less and less</a> and rely even more on their social networks to communicate.</span></li>
<li><span style="font-weight: normal;"><strong>To preserve testimonials or compliments received about your service or business. </strong>Once someone leaves you a nice comment or testimonial on your page &#8211; it can disappear pretty fast, as new comments and posts trickle in. But, by having a back up of your Facebook and Tweets, you can easily screen capture those posts and incorportate them into your listing presentation and/or add them to blog or Web site. This &#8220;social proof&#8221; is very powerful!</span></li>
<li><span style="font-weight: normal;"><strong>To preserve all your data &#8220;just in case.&#8221;</strong> You never know what could happen to Facebook, Twitter or your blog. By backing up your accounts on a fairly regular basis you are less likely to lose any important info that keeps your business running.</span></li>

<p><strong>Here are 3 simple steps to backup your social media data:</strong></p>
<p><strong>STEP ONE &#8211; Facebook : <span style="font-weight: normal;">Facebook recently allowed all users the ability to download all of their content &#8211; the info on their wall, photos, videos etc. This is how you do it:</span></strong></p>

<li>Go to <a href="http://www.facebook.com/" target="_blank">Facebook</a> and log in</li>
<li>Go to Account Settings</li>
<li>Click on “Download Your Information” and allow Facebook to download your info</li>
<li>Wait for an e-mail that will let you know your info is ready</li>
<li>Go through the security test that allows you to download your info onto your desktop</li>
<li>Once it&#8217;s downloaded, double click it to unzip. From there you can open it and view all your information.</li>
</ul>
<p><strong>STEP 2 &#8211; Twitter : <span style="font-weight: normal;">There are many ways to back up your tweets &#8211; even the <a href="http://www.pcworld.com/article/194259/twitter_tweets_to_enter_library_of_congress.html" target="_blank">Library of Congress</a> is categorizing and storing tweets. So how can you store yours?</span></strong></p>
<p>Here are my two favorite services:</p>
<ol>
<li><strong><a href="https://tweetstreamapp.com/" target="_blank">TweetStreamApp.com</a>: </strong>This site has a free version which allows you to sync up to 3 Twitter accounts and provides detailed analytics, or you upgrade to the paid version which allows an unlimited amount of accounts for only $5 a year! The only downside is I found it takes quite a while to sync your data, but I really love the look of the site &#8211; easy to navigate</li>
<li><strong><a href="http://tweetbackup.com/" target="_blank">TweetBackup.com: </a></strong>This site is free and super easy to use. No bells and whistles but I think it is super easy to navigate and I love being able to sync and save specific hashtags.</li>
</ol>
<p><strong>STEP 3 &#8211; Your Blog:</strong></p>
<ul>
<li><strong>WordPress Blog</strong>: If you have a WordPress blog, download the plugin <a href="http://wordpress.org/extend/plugins/wp-dbmanager/" target="_blank">WP-DB Manager</a>, this plugin gives you the option to optimize, backup and restore your entire database. If you want to just backup specific parts of your WordPress blog, in your Dashboard, click &#8216;Tools,&#8217; then click &#8216;Export&#8217; and you can then choose which posts you&#8217;d like to backup</li>
<li><strong>Non WordPress Blog:</strong> If you don&#8217;t have a WordPress blog you can use <a href="http://blogbackupr.com/" target="_blank">BlogBackupr.com</a>. This service works for all other blog formats, provides a daily backup, runs over the internet, and there is no need to install anything!</li>
</ul>
<p>So now that you have the tools, I highly recommend before the month is over to go backup your data. Start the new year right!</p>

Holly Schwartz, <a href="http://twitter.com/hollyschwartzOC" target="_blank">@hollyschwartzOC </a>- Social Media Manager at <a href="http://www.facebook.com/photo.php?pid=476424&amp;id=134071406607059&amp;ref=fbx_album#!/torellirealty?ref=ts" target="_blank">Torelli Realty</a> posted a great <a href="http://hollyschwartzoc.wordpress.com/2010/08/06/social-media-adventures-101-agent-reboot-la/" target="_blank">post event wrap-up</a> and had this to say:</p>

<p><strong>There so many great soundbites from Agent Reboot L.A.  Below are 10 ways that real estate agents can take their business to the next level &#8211; and beyond!</strong></p>

<p><em><strong>Eric Stegemann, Director of Business Development for <a href="http://www.TribusGroup.com" target="_blank">Tribus Real Estate Technologies</a> (@EricStegemann) was on a panel: &#8220;From Clicks to Closings: Turning Your Online Marketing Strategy into a Lead Machine.&#8221; Some of his key points were:</strong></em></p>
<ol>
<li><strong>Have systems in place to follow up with your contacts. </strong> Use drip and blast emails to keep up with clients and remind them of who you are.  According to N.A.R. 87% of client at closing are happy with the experience but only 6% of transactions are with the same REALTOR® again.</li>
<li><strong>Have your systems be integrated. </strong>Don&#8217;t go to 15 vendors to buy various products.  If they don&#8217;t talk together you won&#8217;t get the functionality out <strong>of them.</strong></li>
<li><strong>Being a REALTOR® in social media should be about taking relationships created online and bring them offline.</strong> The best strategy for REALTORS® in social media is to remember to blend the old world with the new.</li>
<li><strong>Being found online is changing.</strong> It&#8217;s no longer that you can pay people to search engine optimize your page.  Soon the amount of people engaging on and about your page in a meaningful way will be the new rankings.</li>
</ol>
<p><em><strong>Ted Mackel, Realtor at Keller Williams Realty &amp; blogger at homebuysblog.com (<a href="http://twitter.com/@RealtorTed" target="_blank">@RealtorTed</a>) was on a panel: &#8220;Mastering Social Media to Expand Your Reach Online.&#8221; Some of his key points were:</strong></em></p>
<ol>
<li><strong>The importance of understanding that static promotion</strong> (i.e. in the style of Yellow Pages or brochures),<strong> does not work today </strong>and people go to Google for answers. They are looking for richer information than traditional one dimension static advertising.</li>
<li><strong>Agents have a ton of expertise and knowledge.</strong> leverage a blog/website to show off that knowledge.  That blog/website becomes a virtual resume for your clients, potential clients and past clients.</li>
<li><strong>Facebook is now becoming a first point of contact with your sphere of influence. </strong> Facebook can be used effectively to create the touches to your sphere but your blog/website needs to be your foundation as those thinking about doing business with you or referring you will check you out professionally off Facebook.</li>
<li><strong>Use Twitter to monitor the discussions about your market area. </strong>Ted does this in Simi Valley.  If he sees people looking for information about his market area (i.e. recommendations for auto repair), he tweets back a recommendation.  He tries to be &#8220;the connector.&#8221;</li>
</ol>
<p><em><strong>Linsey Planeta, </strong><strong>REALTOR® </strong><strong>and Broker Owner for Orange County at M  Realty Orange County (<a href="http://twitter.com/linsey" target="_blank">@linsey</a>) and Stacey Harmon,</strong> <strong>Founder, <a href="http://www.agentapplause.com" target="_blank">AgentApplause.com</a> (<a href="http://twitter.com/@staceyharmon" target="_blank">@staceyharmon</a>) were on a panel together: &#8220;Case Study: Managing  Reputation and Content on the Web&#8221; Some of their key points were:</strong></em></p>
<ol>
<li><strong>Have a Hub.</strong> Agents should have an online hub for their business activities.  EXAMPLE: <a href="http://mylasflores.com/">Linsey&#8217;s hyper-local blog. </a>The site is built in Wordpress and she uses it as a hyper local blog that she writes a post on only 1-2 times per month. The rest of the content is fed in from her IDX provider (active listings), and market statistics that she is already compiling for listing presentations and postcard campaigns.  She is now just posting that information on the website and it is available any time consumers want to see it. She also has floor plans posted on the site and receives a lot of traffic from that.  They recommended that Wordpress is the best tool for the execution of this strategy, and suggested for the initiated, Wordress.com was the place to start to learn the basics.  Once comfortable, agents can graduate to Wordpress.org (the self hosted solution) which will allow the addition of items such as IDX integration.</li>
<li><strong>Monitor your Online Activity. </strong> There are many free tools that allow agents to monitor their content and reputation online.  This is helpful for agents who may be concerned about negative feedback  on Yelp or a Facebook page. It also helps them to be timely in a  discussion if they are mentioned in a blog post or article, resulting in  potentially positive PR for them.  They suggested they put emotions aside and address any online criticism in a prompt, classy  way that encourages direct contact with the agent via direct email or  phone number to discuss any further concerns that they have.. Three easy tools to use are: Google Analytics, Facebook Insights, and Google Alerts</li>
<li><strong>Be Consistent.</strong> In whatever online marketing the agent chooses to participate in (they don’t have to do it all), they should be consistent in their branding an username selections which play a part in the overall professionalism perception that people have of them.  Linsey mirrors the branding she uses on her website and blogs with the postcard, mobile application, and business card that she does.  She also is consistent in the usernames that she uses for her brokerage accounts – the username is MRealtyOC on Twitter, Facebook which is the same as the brokerage URL www.mrealtyoc.com.  For her personal accounts, she sticks to using her name.  Sites like www.checkusernames.com can help agents to determine if their desired username is available on the various social networks.  Also, sites like Picnik.com offer free photo manipulation tools which help agents maintain a consistent visual look in the sites they participate in &#8211; at the minimum with their personal photo often require sizes/dimensions that vary from site to site.  Picnik will allow them to easily adjust the sizing of their photo to be the recommended size of whatever site they are posting the photo to.</li>
</ol>
<p><em><strong>In addition to the points above, Linsey made these points:</strong></em><strong><br />
</strong></p>
<ol>
<li><strong>The practice of real estate &#8211; procuring business, selling homes, servicing clients &#8211; hasn&#8217;t necessarily changed that much, but the evolutions in technology can help to enhance facets of an agent&#8217;s practice.</strong> Start to bring in the pieces of technology that can help you enhance the places that you are already experiencing success.</li>
<li><strong>You have to have an online presence, or hub, that is reflective of who you are and your real estate practice.</strong> More and more, our clients, our sphere of influence, our family are finding themselves online for education, research, and entertainment.  If an agent isn&#8217;t representing themselves online, where their potential clients are, certainly those potential clients are finding agents that are.</li>
</ol>
<p><em><strong>When asked about the benefits of Agent Reboot, Linsey said this:</strong></em></p>
<blockquote><p><em>&#8220;Often agents feel a sense of overwhelm wondering if they need to be blogging, on Facebook, on Twitter tomorrow.  That type of overwhelm can be paralyzing.   Rather than taking it all on tomorrow, they can isolate small places to embrace the new technologies in their business where it makes the most sense for their individual practice.  Agent Reboot is a great way to identify the right place for that individual to begin.&#8221;</em></p></blockquote>

<p>As a Realtor or broker, you know the value is there in social media, but despite your best efforts you’re still struggling. How can you change your social media luck?</p>
<p><strong><em>Below are five reasons many Realtors and brokers fail in social media and how you can turn it around:</em></strong> <strong></strong></p>
<p><strong>1. You have no plan. </strong>Social media is one tool in your marketing toolbox.   Make sure you create your strategy BEFORE you try to implement one. Schedule time every morning and evening to devote to social media. <a href="http://www.futureofrealestatemarketing.com/2010/03/02/tip-tuesday-an-hour-a-day-5-easy-steps-to-maximize-your-social-media-strategy/" target="_blank">30 minutes in the morning and 30 minutes</a> in the afternoon/evening. If you don&#8217;t have a plan &#8211; it will take you twice as long!<strong></strong></p>
<p><strong>2. You don’t have great content. </strong>This is a biggie. If you’re finding it difficult to engage people through social media, then it may be a sign that you’re not giving them enough to engage with.  It doesn’t matter how likable, charismatic or helpful you are, if you’re posting things of little interest, no one is going to care about the content OR your brand. <p><strong>3. You put the wrong person in charge.</strong> Social media is not something you can delegate 100% as a Realtor or Broker. You can delegate some of it &#8211; but the personal interaction that makes social media work, has to come from you. Realtors or brokers that tend to do well are the ones that are personable, humble, and that genuinely enjoy talking to people and being social. If that person is not you then you may have a difficult time attracting fans or followers. Consider hiring someone to help you, whether it’s an assistant or intern. <strong></strong></p>
<p><strong>4. You’re not listening. </strong>There are two different kinds of Realtors in social media. Those that listen, and those that pitch their listings <img src='http://www.futureofrealestatemarketing.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> . Realtors who engage in the latter typically have a difficult time gaining traction. While you can definitely use social media to target new clients and pitch your listings, you have to develop a relationship with your fans and followers first. Realtor and broker Facebook Pages that succeed are the ones who are able to integrate personal interactions and also offer them something they’re actually interested in  (i.e. community events, local school info, market stats, etc.) &#8211; and they do so on a consistent, daily basis. They can offer that info that because they’ve listened. That’s the power of social media</p>
<p><strong>5. You’re just ‘dabbling’ with it. </strong> If you spent $5 on a newspaper ad and saw no return, you wouldn&#8217;t be surprised. However, we all know that most newspaper ads (for real estate) can run $400-800 each (SF Bay Area pricing.) If you spend nothing on social media, then you’re going to see the same return. And that’s where many Realtors and brokers are right now – they’re ‘dabbling’ or ‘experimenting’ in social media, but they’re not dedicating any resources to it. They’re not investing their time to learn, to keep up with what&#8217;s new, and they’re not paying for tools that will help them monitor and benchmark what they’re doing.  Just like with anyone else, the investment you put in is going to dictate the value you get out of it. Realtors or brokers  who ‘dabble’, should expect to get dabbling results. <em>Shameless plug: </em>working smart in social media will be a hot topic at this year&#8217;s <a href="http://realestateconnect.com/" target="_blank">Real Estate Connect SF</a> &#8211; check out the <a href="http://www.realestateconnect.com/program/" target="_blank">program</a>!</p>

<p>Let&#8217;s face it &#8211; we are busy! We know we want to blog, we need to blog, we see the benefits of blogging, but sometimes it can feel like the process can take forever! And if you are a real estate agent &#8211; which I&#8217;m assuming many of you are &#8211; you are even busier because you don&#8217;t work 9-5.</p>

<p><em><strong>Here is a quick and simple method to write a blog post in 15 minutes!</strong></em></p>
<ul>
<li><strong>Have an ongoing topic list. </strong>When inspiration hits you, write it down. I will often email myself when I think an idea. Try to always have 10-15 ideas on your list. <strong><em>Tip: Use <a href="http://docs.google.com/?pli=1#all" target="_blank">Google docs</a>: create a free document that you can add to at anytime. You can access it anywhere &#8211; home, work, anywhere since it is &#8216;in the cloud!&#8217;</em></strong></li>

<li><strong>Write a quick outline.</strong> My favorite is to keep my blog posts to 3, 5 or 7 points. I like posts that are quick and succinct! Once you make your list &#8211; edit! See what isn&#8217;t as important and get rid of it. Now add a couple sentences about each point. <strong><em>Tip: I recommend sticking to 800-1000 words per blog post. Keep your post short and to the point &#8211; remember, your reader&#8217;s attention span is getting shorter ever day.<br />

<li><strong>Google search your topic.</strong> This is  one of my favorite tips &#8211; simply google your topic and check out 5-6 articles &#8211; just peruse them. This will get your creative writing juices flowing. Remember not to copy anyone&#8217;s blog posts &#8211; but quoting or linking to other sources is great! <strong><em>Tip: Don&#8217;t pretend to be an expert if you are not. Very few people in this world are experts and just that term will turn off many of your Gen X and Gen Y audience. Instead, give your opinion and reasons why that is your opinion. Ask for feedback to start the conversation!</em></strong></li>

<li><strong>P</strong><strong>roofread.</strong> Never post a blog without reading it. I prefer to read it out loud. There is something about reading out loud that will help you catch your errors. <strong><em>Tip: If you have someone nearby let them read it quickly &#8211; getting a second set of eyes can be helpful.</em></strong></li>

<li><strong>Always know what your must have&#8217;s are for each blog post.</strong> Everyone has a different style, but there are must-haves each blogger likes to have. Personally, I always set aside 3-5 minutes to add an interesting image. Figure out what your must have&#8217;s and be ready! <em><strong>Tip: If there is something you like to have in each blog post &#8211; like your signature or contact info, save it in a Word doc to easily copy and paste it into each post. </strong></em></li>
</ul>
<p>So that&#8217;s it! This blog took me about 10 minutes &#8211; I&#8217;m taking the next five to proofread and then VOILA &#8211; it will be published!</p>
