Social Media has certainly changed the face of business if we realize it or not. One thing to keep in mind when on these sites is not to abuse your peers. No one likes constant self promotion with no value.

Interesting that these are no-follow links, although in Google webmaster tools, I see this page as one of my inbound links!

Another great Real Estate Application on Facebook is SocialRealEstateTools.com

The full-featured application gives you a separate, professional Real Estate Agent profile with the ability to upload your MLS and other Real Estate listings directly to the Facebook platform.

Check it out at:

A lot of great posts here! Before any Realtor moves forward with any kind of marketing, it's super important to determine what the purpose of the marketing is. Each type of marketing has its own 'purpose,' and sometimes, a completely different audience.

Advertising listings on Facebook serves a purpose. That purpose is solely to help Realtors stay top of mind with their friends and fans. The app I'm using to do this CenterStage for Real Estate Agents on Facebook.

An example of a great use is to take a new listing, add it to the Facebook app, then send it to your client selling the home. When your client shares that listing with THEIR friends (Click 'Share.' Click 'Publish to Wall.) you provide a valuable service to your seller, and you help to establish your name as the neighborhood expert.

The app allows me to post slideshow boxes and 'My Real Estate' tabs to my profile and multiple business/fan pages. It also allows me to keep my pending and sold listings on the page, which helps to show I actually can sell real estate. This is a way cool feature I couldn't find with other apps.

Posting is quick and easy. Sharing is quick and easy. And since fan pages are indexed by Google and Bing, I get lots of extra Google juice!

For the tech-heads that have their own websites, the app also allows you to link each of your listings to any location, such as your blog or real estate site. This also seemed to be a unique feature of this app.

There's a 30 day trial, and then it's about $8/month. There's a website http://www.clientopoly.com or you can go straight to the Facebook app page at http://apps.facebook.com/real_estate_app.

Two things:

1. That little twitter tab on the left is irritating the HELL out of me. I have A-D-D and I can't figure out if I should read the post or stare at the stupid red bird. =)

2. I think that your ideas are great with one minor tweak. Facebook groups are JUNK. Agents should be focussed on using Public Profiles aka Fan Pages. Wondering why?

*They Offer Analytics
*They are indexed by Google
*They act like "friends" with your fans (updates go to the home feed)
*They are customizable

and most importantly

*They are cool

Great points, the reality here is; your clients are not looking for your services in the OLD ways, classified ads, print ads etc. When a prospect is looking for a home 92% of the time they start in the "net" if you as an agent do not embrace this revolution in Social Media your competition will and is! PERIOD. We at http://bulbwired.com help businesses Integrate this revolution.

Facebook has done an excellent job of transitioning from a message board with contact management to many people's primary contact system.

Facebook is looking to rival email as the primary online communication channel (this is the reason you can't export contact information to Outlook or Gmail). Its approaching a critical mass and for that reason alone, its an effective CRM tool when part of a larger marketing strategy.

However, as online presence spans across multiple websites, the entire internet will become one big social network. We are already seeing this with Gmail, Facebook, Yahoo, MSN and AOL. Google, Cisco and Microsoft (and I suspect Apple) are working on unified communications systems that will tie online presence into your calendar, email, text, IM, Voip, video calling, live meeting and shared desktop and applications. Control of the primary communication channel (be it email or facebook) is vital as cloud computing replaces traditional desktop computing. The system has to have a mobile access point. This is the reason Google, Microsoft and Apple are all heavily vested in the phone business.

Great advice about Facebook. I am a home Inspector in San Diego, California and I'm going to see if I can carve out a niche in FB.

Cheers and thanks for the post here.

FB can be used for extensive marketing, and you can create a business page off your profile as well, which you push to your client base through FB or any other vessel (emails mostly). You can also creat YouTube videos of your virtual tours (depending on your tour provider - I use Visual Tour), and post those videos to your FB account.

I've connected with Buyers and Sellers here, and posted a blog that a friend used to modify their mortgage approach in a completely different area. FB rocks, it is certainly no longer the realm of the 18-25 year old single male looking to meet a hottie.

One of the things I like about it most has nothing to do with real estate - I can track my kids easily, and make sure the friends they're connecting with are not people they should be avoiding.
