Why Having Real Estate Video Distribution Strategy Matters

Whether it’s a Ken Burns style slideshow you’ve created yourself (see Tip Tuesday: Creating a Killer Listing Presentation) or a professionally shot and edited production (see WellcomeMat – The Killer App for Real Estate Video), real estate video just got a whole lot more important.
Why? Two words. Universal Search. From Google’s Press Release last week:
Beginning today, the company will incorporate information from a variety of previously separate sources – including videos, images, news, maps, books, and websites – into a single set of results.
The search giant promises it will be rolling out these features soon, but the bottom line is that it looks like relevant videos are going to start populating the organic search results Google returns. Space in those top 10 results just got a whole lot more valuable.
But it’s more than just having a video though. This is going to require having a comprehensive distribution strategy. So far I’ve seen videos from Metacafe, Youtube and Google Video show up in some of search results. I’m not sure how many of the video hosts will ultimately be in there, and there are quite a few to choose from (see my post Real Estate Video Shoot Out for some examples).
Having your real estate videos with as many hosts as possible is going to be the key here. So is keyword tagging and adding descriptive information to each. Video syndication will be the name of the game.
There’s probably a business model somewhere in all of this – someone who can take your video and simultaneously blast it up to numerous different video hosts and make sure it’ll show up in the proper search terms. I know I’d probably pay for someone to do this for me.

Thanks for the link love Joel.
I’m seriously thinking about turning 30-50% of my posts into video. I’ve got a Mr Potato head science guy appearance so it just might make what I say seem more intelligent coming from my mouth.
Plus I type reeeeeeeaaaaaally slow.

@ Sock Puppet – Great idea Athol! You could become the Loren Nason of real estate vlogging.

The sock puppet should be the host of the video.

Imagine having people google “Madison, WI Condos” or “Seattle, WA Condos” and having a condo development VIDEO that you are marketing show up on Google’s first page. Pretty cool!!!

John,
Your scenario is a very real possibility. It’s too early, not knowing how Google will prioritize different forms of content (and from who), to make global calls on how this all pans out. But, the nimble will recognize the largest amount of gain that is to come from Universal Search.

Great post, this is definitely an interesting subject and it will be interesting to see if video will really carry that much weight with the SE’s.

I wonder how long it will be before we start seeing results from some of these changes…

I definitely believe that video is going to dominate over the virtual tour market. Currently there are whole TV channels dedicated to listings in your area, the internet is the prime space for a video real estate listing. In the next few years it seems that it will not be the next hot thing but a minimum requirement.

We are thinking of doing some video marketing. Any other real estate website seeing success with this means of advertising? It seems like this will be the future of the industry.

I have to agree with #18 above that video is going to dominate over the virtual tour market and that in the next few years real estate videos will be a minimum requirement. Professionals should learn how to create their walk throughs now, rather than try to catch up later.

I think video is a great way to showcase properties…only thing is everyone will have to adapt when more videos get filtered into organic search results.

We have done work for Advanced Access, point 2 agents, real estate webmaster’s and many more. We do understand video syndication and its difficult in these times for real estate agents to not only syndicate but also produce which I think is the more important part of the equation.

Video, live narrated in full color video does more than show property. It puts the area or community on the map, it brands you and folks that know no one before you in your area, now have a tour guide. Maybe not enough to generate Christmas cards back and forth, but you talking one on one and showing them something you are excited about is huge. Plus your area friends and neigbors like the fact you are feeding the chamber of commerce tourism machine for them too. They are proud of where they live. You showcase that. Have over 400 videos posted around the web, embedded in blog posts, on websites, and links in social media platforms. Start planting video seeds that will grow into beanstocks ahead of the pack.

There are plenty of video share sites that you can distribute your real estate video content online. Headline titles and tagging will be key in reigning supreme on the 1st pages of search results. However if you learn how to optimize for search, distributing your video content can bring you plenty of targeted prospects to your business.

Vido is here in a big way. Not only for home tours, and showing off the sites of your community, but for educating our clients as well with bite size snipits of facts and figures that can ultimately lead into some great conversations! I’m just getting into video, I can’t wait to build my brand w/vidon online! Sharing the wealth and love world wide!

I think video listings (home tours) will do a lot for getting broad range of videos on the web…but I wonder if home buyers will really endure that volume of videos…especially as it ages and many if not most of the properties are not maintained. If agents leave old home tour videos up for the exposure and seo benefit, I believe buyers will stop relying on it…and stop watching it.
I have been exploring general real estate content in videos. For example…
http://www.youtube.com/watch?v=I_y1_q7jDB8
http://www.youtube.com/watch?v=sYW_A458hMM
http://www.youtube.com/watch?v=CZf8_w7XeNg
http://www.youtube.com/watch?v=CZa0rF5Da8k
Too early to tell what the impact will be.
Are there any forums on this topic?

We have hired a company do create videos for all our real estate listings. They syndicate them to youtube and they also end up on our facebook page automatically. Plus we ended up with our own Youtube Channel of course.

The company we used was the same people we get our IDX feed from Cevado.com
http://www.cevado.com/index.php?page_id=455
anyway we are very happy with the results. In particular the way the listings show on facebook. It gives the facebook page an opporunity to sell.
